Almost every person in a society owns some property. It could be a house, farmyard, a car, a phone, or clothes. States, companies, and governments also own property which need to be cared for and maintained periodically to prevent them from being damaged. Things that should be taken care of include material goods such as one's clothing, jewellery, household goods and furnishings, and anything that is movable or unmoveable such as a house. Public property belongs to all members of a given society or nation. It includes bridges, railways, roads, parks, harbours, and ports. The primary purpose of maintenance is to keep property in good condition, protect it from damage, and lengthen its lifespan.

In order for leaders to effectively perform their duties and responsibilities, they need to be guided by codes of ethics. The term ethics refers to moral principles that guide the leader's behaviour.
